What Simcoe and Muskoka covers
This region groups four areas north and northwest of Toronto: Simcoe County, the District Municipality of Muskoka, Dufferin County and Haliburton County. Simcoe County publishes its services at simcoe.ca and Muskoka at muskoka.on.ca. Barrie and Orillia are cities with their own councils, while Collingwood and Bracebridge are towns in Simcoe County and the District of Muskoka respectively.

Smaller homes for downsizers across the region
Smaller-home options generally fall into three groups: condominium apartments and townhouses, freehold townhouses and bungalows, and age-restricted retirement communities. Lease type, age rules and fees were not confirmed for the purposes of this site, so ask for the lease or condominium documents and the age rule in writing. Hospitals and getting around in Simcoe and Muskoka
Each featured city has a hospital of its own: Royal Victoria Regional Health Centre in Barrie, Collingwood General and Marine Hospital, Orillia Soldiers' Memorial Hospital and the South Muskoka site of Muskoka Algonquin Healthcare in Bracebridge. Services differ by site, so check each hospital's website for the departments you rely on before you choose a town.
Barrie Transit, Colltrans in Collingwood and Orillia Transit run municipal bus service, and Bracebridge has a transit page on the town's site. Flooding, tornado and ice storm context in Simcoe and Muskoka
Flood maps in Ontario are mostly made by municipalities and conservation authorities, and the Ontario government says its mapping programme with Natural Resources Canada runs through March 2028. Conservation authorities have mapped about 22,000 km of flood-prone areas, mostly along rivers and creeks. Start with Conservation Ontario's finder to learn which authority, if any, covers your address, then use its mapping tool. The Lake Simcoe Region Conservation Authority says its area is the Lake Simcoe watershed except the City of Orillia and the Upper Talbot River subwatershed.
Severe weather has hit the region before. The Northern Tornadoes Project lists the Barrie tornado of July 15, 2021 as an EF2 with winds of 210 km/h. A March 2025 ice storm caused $342 million in insured damage across Ontario and Quebec, and more than one million Ontario homes and businesses lost power, according to the Insurance Bureau of Canada. Neither source ties that storm to a particular town in this region, so treat both as reasons to ask about backup power and coverage, not as a local forecast.
Standard home insurance typically does not cover overland flooding, and basement damage from sewer backup needs optional coverage. Read flood and storm insurance when downsizing and get quotes before you waive conditions. Wildland fire is also a rural concern: report a fire to 310-FIRE (3473), or 911 south of the French and Mattawa rivers.
Property tax and local government in Simcoe and Muskoka
Muskoka has an upper-tier district and area municipalities, so your bill combines town and district charges. Simcoe County is also an upper-tier government. Check which government answers your question before calling.
Two provincial benefits apply anywhere in Ontario. The Ontario Senior Homeowners' Property Tax Grant is the lesser of $500 and the eligible property tax paid (with income limits). The Ontario Energy and Property Tax Credit has a higher maximum for seniors. Ontario also requires upper-tier and single-tier municipalities to pass a by-law that offers deferral or relief of reassessment-related increases to low-income seniors or disabled owners. Does my standard home insurance cover flooding in Simcoe or Muskoka?
Usually not for overland flooding. The Insurance Bureau of Canada says a standard policy typically excludes overland flooding and that many insurers sell it as an option based on risk. Who pays land transfer tax when I sell and move within the region?

Is a move from a cottage area to a city worth considering?
