Moving to a smaller home in Grey, Bruce and Huron

Grey County includes Owen Sound, Meaford, Hanover, The Blue Mountains, Georgian Bluffs and West Grey among its lower-tier municipalities. Huron County includes Goderich, Bluewater, Central Huron and South Huron. Bruce County sits between them, with Lake Huron on its western side and Georgian Bay to the east. Kincardine is on the Lake Huron side.

These are separate local housing markets, not one. A town house in Owen Sound, a bungalow near Kincardine and a condo in Goderich differ in supply, in the services within reach and in the municipal programmes available to you. Do not assume what you learn about one town applies to the next.

Housing for downsizers in Grey, Bruce and Huron

Smaller homes in the region include condominium apartments and townhouses in the larger towns, freehold bungalows on small lots, and land lease and life lease options in some places. Parkbridge's The Bluffs at Huron, in the Goderich area on Lake Huron, describes itself as an adult community of homeowners. It offers bungalows and a private clubhouse on a land lease model. Hospitals and health care in Grey, Bruce and Huron

Three health systems run most of the hospitals. Brightshores Health System, formerly Grey Bruce Health Services, operates the Owen Sound hospital at 1800 8th Street East and sites in Lion's Head, Markdale, Meaford, Southampton and Wiarton. South Bruce Grey Health Centre operates a site in Kincardine at 1199 Queen Street and others in Chesley, Durham and Walkerton. In Goderich, Alexandra Marine and General Hospital is run by the Huron Health System.

Not every site has the same services, and emergency department hours at smaller sites can change. Visit each hospital's own website before you rely on a site, and ask about a family doctor or nurse practitioner before you move. Our aging in place or moving guide has questions to ask about care.

Getting around Grey, Bruce and Huron

Most households here rely on a car. Owen Sound runs a city bus and a mobility bus, and Guelph Owen Sound Transportation connects the city with Guelph. Grey County's Grey Transit Route page lists county routes, including one between Owen Sound and Wiarton, and a reservations line. Winter weather matters on rural roads and highways in this part of the province. Ask the municipality about snow clearing on your street, and ask a local agent how long the drive to a hospital or specialist appointment is for the address you are considering.

Flood and shoreline risk on Georgian Bay and Lake Huron

Three conservation authorities cover the three featured towns. Grey Sauble Conservation Authority covers Owen Sound, Saugeen Valley Conservation Authority covers the Kincardine area, and Maitland Valley Conservation Authority covers the Goderich shoreline. Each publishes regulated-area mapping. A shoreline or river-valley property may need a permit for renovations, and flood or overland water coverage is priced separately by insurers.

Property tax relief and land transfer tax in the region

Programmes for low-income seniors differ by municipality. Owen Sound describes a rebate under a Grey County by-law that is the lesser of the year-over-year tax increase or $500. Kincardine describes a deferral programme set by Bruce County. Goderich lists no seniors programme on its tax rebates page. Verify each programme with the tax office before you count on it.
