What Peel and Halton include

The Region of Peel is made up of Brampton, Mississauga and Caledon. Halton Region is made up of Burlington, Halton Hills, Milton and Oakville. Regional governments handle shared services, and the cities and towns handle local planning, zoning and most day-to-day matters. For a downsizer, the practical effect is that tax relief, waste services and some social services differ depending on which side of the regional line your address falls.

If you are leaving the region entirely, start at Where to Downsize. If you are staying, the question is usually which kind of place suits the home you want, and the sections below sort it out.

Condos, townhouses and retirement residences in Peel and Halton

Smaller homes here are mostly condominium apartments and townhouses, freehold townhouses on shared roads and retirement residences. We have not named individual buildings, because a building's tenure, fees and governing documents are what matter and they are not on a regional page. Retirement residences in Ontario are licensed, and the Retirement Homes Regulatory Authority publishes a searchable database of licensed homes. Our condo, townhouse or house and condo buying guides cover the choices. For occupancy-right options, read life lease and land lease homes and browse the 55+ communities.

Trillium Health Partners operates Mississauga Hospital and Credit Valley Hospital. Brampton and Caledon have their own health providers that we have not researched for this page. Getting around Peel and Halton

Each city runs its own transit: MiWay in Mississauga, Oakville Transit, Burlington Transit and Milton Transit, with GO Transit linking them. GO gives riders 65 and over 55% off fares on PRESTO or a GO app ticket. The Hazel McCallion Line, a light rail line along Hurontario Street from Port Credit GO Station to Steeles Avenue, is under construction and has no confirmed opening date. Our guide to getting around Ontario after 65 covers tax credits and licence renewal.

Flood and storm risk in Peel and Halton

Conservation authorities map flood hazards. Conservation Halton covers watercourses, wetlands and the Lake Ontario and Burlington Bay shoreline in its area. Credit Valley Conservation and Toronto and Region Conservation Authority publish their own mapping, and Mississauga and Oakville addresses may fall under more than one authority. Check the specific page for the city you choose, then read the flood and storm insurance guide, because standard policies generally exclude overland flood.

Questions to ask before you choose in Peel or Halton

  • Which regional program applies to this address, and does it allow you to combine tax relief with a city rebate?
  • Is the building a condominium, a rental or a retirement residence, and where is that written down?
  • Which conservation authority covers the address, and is any of the lot inside a regulation limit?
  • Which hospital is closest, and does it offer the services you use today?
  • What transit runs from the door now, as opposed to what is planned?
  • Would you rather buy first or sell first, given how long a condominium purchase can take to close?

Local government and tax relief in Peel and Halton

Halton Region offers an Older Adults Property Tax Deferral Program, administered by the local tax offices in Burlington, Halton Hills, Milton and Oakville, plus a deferral of tax increases for low-income seniors and persons with disabilities. Oakville and Burlington also publish their own rebates. Mississauga publishes a low-income rebate for owners 65 or older or with a disability, with a December 31 yearly deadline. You generally cannot stack every program, so ask the tax office which one fits. Provincial credits are covered on the costs and taxes page, and the net proceeds calculator estimates what you keep after selling.

Questions people ask

What is the difference between Peel and Halton?

Both are upper-tier regional governments west of Toronto. The Region of Peel covers Brampton, Mississauga and Caledon. Halton Region covers Burlington, Halton Hills, Milton and Oakville. Each region runs its own waste program, and Halton also runs a property tax deferral program for older adults, so rules can differ across a border that looks arbitrary on a map.

Who pays land transfer tax when I sell in Peel or Halton?

The buyer. In Ontario the seller pays no land transfer tax, and the provincial rates are the same everywhere outside Toronto. The tax matters for the home you buy next; see the land transfer tax guide.

Which hospitals serve Peel and Halton?

Halton Healthcare runs Oakville Trafalgar Memorial, Milton District and Georgetown hospitals. Joseph Brant Hospital is in Burlington. Trillium Health Partners runs Mississauga Hospital and Credit Valley Hospital. Services change between sites, so check each hospital's own site.

Where can I find property tax relief for seniors here?

Start with your city or town's tax page. Oakville, Burlington and Milton take part in Halton Region's deferral program, and Mississauga publishes a rebate for low-income owners 65 or older. The costs and taxes page lists provincial credits and grants.
