Downsizing in Niagara Falls: the city at a glance
Niagara Falls is a lower-tier city in Niagara Region, and its property tax is billed by the City together with Region and school portions. Think about how a tourism-oriented area affects the street you choose, such as noise, parking and seasonal traffic, and visit at more than one time of year. The Hamilton and Niagara region page compares the city with its neighbours.
Smaller homes and 55+ options in Niagara Falls
Smaller-home types include condominium apartments, townhouses, bungalows and life lease suites. We do not name buildings without a confirming source, so ask for the condo corporation's records before an offer. Compare ownership types in the condo, townhouse or house guide, and see the condo buying guide for documents.
Stoneridge Estates, at stoneridgeestates.ca, describes itself as a 55+ active adult lifestyle community with one- and two-bedroom suites, sold as a life lease with an annual lease option. It lists a rooftop terrace, fitness studio, lounges and a theatre room, and gives occupancy from December 1, 2026. It is not yet built, so treat it as a pre-opening project, and read the life lease and land lease guide before you pay a deposit. The 55+ communities page covers other options.
Everyday life in Niagara Falls
Rather than rely on a general description, walk the blocks around a home on a weekday and on a weekend. Note where the nearest grocery store, pharmacy and family doctor are, and whether the sidewalks are continuous and cleared in winter. The City's website lists parks and recreation programs, and your agent can tell you which streets see the most visitor traffic.
Getting around Niagara Falls
Niagara Region Transit publishes routes at nrtransit.ca, and GO Transit offers a trip planner. We do not quote route numbers or frequencies here. Test the trips you make each week, and read getting around Ontario after 65 if you expect to drive less.
Hospitals in Niagara Falls
Niagara Health lists Niagara Falls Hospital at 5546 Portage Road as an emergency department open every day, all day. Marotta Family Hospital in St. Catharines and Welland Hospital are the other two on that list. Ask Niagara Health which services each site offers now, and ask your own doctors where they would send you.
Niagara Falls flood mapping and insurance
The Niagara Peninsula Conservation Authority publishes floodplain mapping. Check the address, especially near creeks and the river. Overland flood and sewer backup are often optional insurance extras, so see the flood and storm insurance guide and get coverage confirmed in writing.
Niagara Falls property tax deferral and land transfer tax
The City's tax relief programs page describes a City deferral for seniors 65 or older who receive the Guaranteed Income Supplement. It allows up to $500 a year to a maximum of $5,000, requires an annual application between August 1 and October 31 and pre-authorized monthly payments, and charges a $150 administration fee on sale. The Region has a separate deferral of increases above $200, and the page says you cannot apply to both in the same year. Ontario's Senior Homeowners' Property Tax Grant adds up to $500 for eligible residents 64 and older.
Buyers pay Ontario land transfer tax, not sellers. See the land transfer tax guide and the net proceeds guide.
Selling first or buying first in Niagara Falls
Most downsizers must decide the order of the two deals. Selling first removes the risk of carrying two homes, while buying first can give you time to move without a rushed closing. The buy first or sell first guide sets out the trade-offs, including what happens if your mortgage has a prepayment penalty. Once you have chosen a date, the guide to clearing out your home helps you plan the work, and the guide to helping a parent sell is there if you are doing this for someone else. Your lawyer will confirm closing adjustments and what you owe.
What a Niagara Falls move costs
Build an estimate before you list. Real estate commission is charged with HST, a mortgage prepayment penalty may apply, and your lawyer will handle adjustments for property tax and utilities on closing. The costs and money page and the net proceeds calculator help you work through it, and the principal residence guide explains why the sale of your own home is generally not taxed federally. You still report the sale on your return, so ask an accountant to confirm your situation.
