Downsizing in Kingsville: the basics

Kingsville's sites include the Jack Miner Migratory Bird Sanctuary at 360 Road 3 West. In addition, the Town hosts an annual Migration Festival whose parade ends at Lakeside Park. The Town also lists a marina, an arena, a library and several parks and beaches.

Kingsville is a lower-tier town in Essex County. For the wider picture, see the Windsor and Essex region page, or compare Windsor and Amherstburg. Messages through Ontario Downsizing go to real estate agents on the operating team at eXp Realty.

Bungalows, townhouses and condos in Kingsville

Smaller-home options include townhouses, bungalows and condominiums. We do not name buildings or quote prices, because we have not verified them. Properties outside the main settlement may rely on private wells or septic systems, so ask what services serve an address before you compare it with a town lot. The home type guide compares ownership types, and the condo buying guide covers fees and rules.

Getting around Kingsville

We did not confirm a regular bus route for Kingsville, so do not assume one. Ask the Town and Transit Windsor what service reaches your address before you commit. Plan for driving, and read getting around Ontario after 65 for licence renewal at 80 and what to do if you stop driving.

Hospitals and health care near Kingsville

Erie Shores HealthCare is at 194 Talbot Street West in Leamington. It runs a 24-hour emergency department and lists diagnostic imaging, surgical services, oncology outpatient care and an intensive care unit. The Erie Shores Family Health Team has an office at 59 Main Street East in Kingsville. A nearby team does not mean it is accepting patients, so ask. The aging in place guide helps weigh services against a move.

Ruthven, Cottam and the town itself

The Town names Ruthven and Cottam as communities within Kingsville, so a listing in either falls under the same council, tax office and building department as one on Main Street. What differs is the setting. A lot in a smaller community or on a rural road may mean a longer drive to groceries, a pharmacy and the hospital, and it may mean a private well or septic system. Neither is a drawback by itself, but each changes the maintenance you are trying to reduce by downsizing.

If low maintenance is the goal, compare the real costs. A well and septic system need periodic servicing, and a lakefront lot may need shoreline protection. Our older home guide lists what inspectors check on both kinds of property, and it helps you see what a buyer of your current home will ask.

Everyday life: Lakeside Park, the marina and events

Lakeside Park is a waterfront park, and the Town also lists beaches, the marina, the arena and the library. Seasonal events such as the Migration Festival bring crowds, so visit in more than one season before you decide. Walk the route from a home you like to the library and the waterfront, and note where you would park for events. Ask neighbours how the street changes in summer, and ask the Town about any planned road or park work nearby.

Lake Erie flooding and flood mapping in Kingsville

Lakefront and low-lying sites carry shoreline and drainage risk. The Essex Region Conservation Authority's interactive map shows the regulated-area limit and the 1:100 year flood line for visual reference only. Essex County has also published draft shoreline natural hazard mapping for Lake Erie. Ontario explains high Great Lakes water levels on its water levels page. Read flood and storm insurance when downsizing and get quotes before you remove conditions.

Property tax relief for seniors in Kingsville

The Town's property tax relief page describes a rebate for low-income seniors who receive the Guaranteed Income Supplement and low-income persons receiving the Ontario Disability Support Program. The property must be the principal residence of the owner or spouse, the residential tax increase must exceed $50 in a year, and the deadline is the last day of August of the year the application covers. The page does not state the rebate amount, so ask the Town.

Your buyer pays land transfer tax on your sale, and Kingsville has no municipal land transfer tax. You pay it on your next purchase: see land transfer tax in Ontario, costs and taxes and the net proceeds calculator.
